Brighton Architects PLLC is a New York-based architecture studio led by Principal Architect Lysanne Szabo, RA. We design hospitality-forward, garden-led and heritage-sensitive projects, pairing regulatory mastery with design craft.

We use early-stage code and feasibility reviews to clarify occupancies, mixed-use strategies, live loads, and approvals, helping owners and design teams de-risk complex projects before they commit to design direction, funding, or delivery methods

We work with buildings and sites that carry memory - civic structures, institutional properties, and legacy homes that matter to their communities. Our heritage-sensitive approach preserves what is essential while introducing new uses, comfort, and performance, so each project feels more itself - not less - after intervention.

Adaptive reuse is Brighton's default stance, not an exception. We look for intelligent futures in existing structures, reading their bones, constraints, and stories, then weaving in new programs, circulation, and gardens. The result is architecture that is resource-aware, contextually grounded, and ready for the next chapter of its life.

Brighton Architects uses digital twinning to create precise virtual counterparts of existing and proposed buildings. These living models allows us to study code implications, circulation, daylight, phasing, and long-term performance before decisions are locked in-supporting better design, smoother approvals, and more information of civic, institutional, and hospitality environments.

We treat gardens, courtyards, and landscape edges as primary structures, not decoration. From small planted thresholds to larger civic and hospitality landscapes, we use planting, light, and topography to shape circulation, views, and microclimates-so inside and outside work together as one calm, legible experience
